Austin Suburbs: Manor Texas Is Getting 1,335 New Home Lots

New wood-frame house under construction

Big news for one of the Austin suburbs buyers look at for value: Manor Texas is getting a new community called Eastwood. It’s planned on about 458 acres along Blake Manor Road, roughly 15 miles northeast of downtown Austin, with 1,335 home lots and about 97 acres set aside for retail and commercial space. Taylor Morrison is already developing part of the site, with first homes expected in early 2027.

That’s according to a September 2026 report from Traded. Here’s what it means if you’re watching Manor.

Key takeaways

  • Eastwood: about 458 acres, 1,335 residential lots, about 97 acres of retail and commercial.
  • Developers: Foxgate Capital and Cole Klein Builders, through Eastwood Ventures LLC.
  • Projected value at full buildout: about $900 million to $1 billion.
  • Taylor Morrison is building first, with homes expected in early 2027. Later phases will use other Austin-area builders.

What is Eastwood in Manor, Texas?

Eastwood is a planned mixed-use community on Manor’s east side, along Blake Manor Road. The plan is to build it in phases. Taylor Morrison is already working on part of the land, and the developers plan to bring in more Austin-area homebuilders for later sections.

The retail and commercial piece is a big deal. One of the most common things I hear about newer suburbs is “I love the house, but I have to drive 15 minutes for groceries.” Ninety-seven acres of commercial land could change that for this side of Manor over time.

What would you most want to see built close by: a grocery store, restaurants, or a coffee shop you can walk to?

Why are buyers looking at Manor Texas?

Manor sits northeast of Austin with easy access to US-290 and SH-130, which makes trips to East Austin, the airport and the north suburbs more manageable. It has established master-planned communities like ShadowGlen, with its golf course, and Carillon, plus a lot of new construction.

The big draw: you can usually get a newer home for less than you’d pay closer in. Across the metro, buyers have more negotiating power right now too. The September 2026 Unlock MLS report showed about 5.4 months of inventory metro-wide. Here’s my full Austin housing market update.

Should I wait for Eastwood or buy in Manor now?

Here’s my honest pushback. If you need to move in the next year, don’t wait. First homes aren’t expected until early 2027, and early phases usually have the fewest finished amenities. There are new construction homes ready in Manor right now, and many builders are offering year-end incentives.

If you’re flexible and love the idea of being early in a brand-new community, it’s worth getting on the interest list. Early buyers sometimes get the best lot picks and pricing. Just know the retail and shops come later.

Either way, that’s totally your call. I’ll help you compare.

What should I know about buying new construction in Manor?

  • Bring your own agent to the first visit. Builders’ sales reps work for the builder. Your agent works for you, and many builders only let you add one if they’re there (or registered) from day one.
  • Ask about the MUD or PID. Many new Texas communities have special districts that add to your tax bill. Ask for the exact rate before you sign. Here’s my breakdown of Austin property taxes.
  • Check what’s behind the lot. Today it’s open land. Ask what’s planned there.
  • Get an independent inspection. Even on brand-new homes. Do it at pre-drywall and at final.

My honest take

Manor is one of the more affordable ways to get a new home close to Austin, and Eastwood adds a lot of future homes and shops. I’d watch it. But if your timeline is now, there are good homes in Manor today, and buyers have room to negotiate this fall.
