If you’re comparing Austin Texas neighborhoods and want more space with a small-town feel, keep your eye on Buda. This Austin suburb sits about 20 minutes south of downtown, and as someone who lives just down the road near Driftwood, I’m excited about what’s coming. In the next year, this corner of Austin real estate is getting a 40-acre park with a swimming hole on Onion Creek, a brand-new local shopping and dining spot called The Roundabout, and more new construction than ever. Here’s what’s happening and what it means if you’re deciding where to live in Austin Texas.
Key takeaways
- Buda is a fast-growing Austin suburb about 20 minutes south of downtown, depending on traffic.
- Garison Park, a 40-acre park on Onion Creek with a swimming hole and kayak launch, is under construction now.
- The Roundabout will bring local restaurants, shops, trails and patios starting late 2026.
- New construction communities like Sunfield give you more house for your money than close-in Austin neighborhoods.
Why this Austin suburb belongs on your list
When clients ask me about Austin Texas neighborhoods, they usually start with the big names close to downtown. But a lot of the Austin Texas real estate I show these days is in the suburbs, where you get newer homes and more space for your money. Buda is one of my favorites to tour. It has a real small-town downtown, it sits right off I-35, and it’s changing fast. Which matters more to you: a shorter commute or more house?
What’s new in this Austin suburb right now?
Ok, the one I’m most excited about: John D. and Byrd Mims Garison Memorial Park. The city broke ground on July 30, 2026, on a 40-acre natural area along Onion Creek just north of downtown Buda (Community Impact). Phase 1 is planned to include:
- A swimming hole with water access points
- A kayak and canoe launch
- Trails that connect to the Onion Creek Trail
- A nature play area, open pavilion, restrooms and two parking lots
The construction contract came in at about $13.9 million, and completion is expected in summer 2027 (Hoodline). The park is closed during construction, so hold your floaties until then. Who else is counting down to swimming hole season?
Where will we eat and shop?
The Roundabout in Buda is a $27 million development with dining, retail, trails, patios, playgrounds and open space. Businesses are expected to start opening by late 2026, with the full development finished by the end of 2027 (Community Impact). The focus is on local and Texas-based businesses, which is exactly the vibe of this part of Austin.
In the meantime, you know where I’ll be: Main Street Pizza on Main Street. It’s one of my favorite little spots south of Austin. What’s your go-to?
What’s happening with jobs and growth?
This Austin suburb isn’t a sleepy town anymore. The mayor said Buda has grown from about 2,000 people to an expected 20,000 in 20 years, and a $90 million industrial development called Buda Midway broke ground on Firecracker Lane, between Sunfield and Amazon (Hays Free Press).
More local jobs is a big plus. It also means you’ll want to look at what’s planned near any home you’re considering. As an Austin real estate agent, that’s one of the first things I check for my clients.
What are homes like in this part of Austin?
You’ve got options. There are established neighborhoods close to downtown Buda, and newer master-planned communities with big amenities. One of my favorites to tour is Sunfield, a master-planned community with thousands of homes and an amenity center with a lazy river that honestly has to be seen to be believed.
I toured two Castle Rock model homes there recently, and here’s my honest take:
- High ceilings that make new construction feel more custom
- Different lot sizes, so you can pick how much yard you want to mow
- Models always show every upgrade, so ask what’s standard before you fall in love
- End of year is a smart time to shop new construction, since builders often get more aggressive on pricing

How far is Buda from downtown Austin?
Downtown Austin is about a 20-minute drive from Buda, give or take on traffic. It sits right off I-35 south of the city, so check your commute at rush hour before you buy. That’s my rule for every client, whichever Austin Texas neighborhoods they’re comparing.
My honest take on this Austin suburb
I live just down the road near Driftwood and I invest in Buda too, so I’m a little biased. But I’ll tell you the pros and cons like I would for any client. The pros: more space for your money than central Austin, a downtown with real small-town charm, and big new parks and shops on the way. The cons: it’s growing fast, so traffic and construction come with it, and you’ll want to check exactly what’s planned around your lot.
That’s your call to make. I just want you to make it with all the facts.
