Austin Texas suburb Home Tour | Castlerock New Construction

Castle Rock Homes in Sunfield is one of my favorite new construction tours just outside Austin. The ceilings are tall, the homes feel more custom than most builders, and there are three lot sizes to pick from. In this tour I walk through one of their model homes room by room and give you my honest take.

Key takeaways

  • Castle Rock builds with high ceilings that make a home feel more custom.
  • Models show every upgrade, so ask what’s standard before you fall in love.
  • You can choose from three lot sizes depending on how much yard you want.
  • Their Gold Series home got its own full tour, linked below.
  • End of year is a smart time to shop, since builders often sharpen pricing.

What is Sunfield, and why Castle Rock?

Sunfield is a master-planned community in Buda, and this is where Castle Rock has its model homes. I really like this builder because they’re a construction company first. On their top series, the superintendent who builds your home also stays with you through your warranty, so they have every reason not to cut corners.

What’s the first model like?

Right inside the front door is what would be your garage. In a model, they turn it into offices for the sales team, so don’t be confused when you walk in. Next to the entry there’s a small guest bedroom with a hall bath outside it, which is nice because guests and anyone passing through can both use it. I loved the sage green tile and gold fixtures in that bathroom.

The stairs sit by the kitchen without being in the kitchen. Sometimes builders put them in a weird spot, but this works. What do y’all think? Would you paint that alcove green, or leave it?

The kitchen

It’s open, with pendant lights, quartz counters, a farmhouse sink, a five-burner stove, a pull-down microwave and soft-close drawers. The glass cabinet doors? Always an upgrade. These upper cabinets are also an upgrade from standard. If you don’t have pretty dishes you want on display, skip the glass. The pantry is a good size, and honestly with this many cabinets, how big does it need to be?

The primary suite

The primary is right off the living room. It has ceiling speakers (if you’re a Sonos person) and another accent wall. Quick reminder: accent walls in a model usually don’t come with the house, but they’re easy to add. I have a guy who can do one in a couple of hours.

What I love here: the closet is big on both sides and it’s separate from the bathroom, so two people can get ready without bumping into each other. The vanities are separate too, one sink each. My makeup is everywhere, so separate vanities are a must for me.

The office and upstairs

There’s a downstairs office with its own bathroom, which is great if you work from home. It’s technically another bedroom, just a smaller one because of where the stairs sit. My tip, like always: run the shower tile all the way to the ceiling. It makes the room look taller and so much more luxe.

Upstairs is a second living area that works as a media room, a playroom or a quiet space to get away. There’s also a bathroom up there with a shower.

The lot

Castle Rock offers three lot sizes, so you can pick based on how much yard you want to take care of. My personal preference? I’d rather have a long backyard than a side yard I never see. But you know me, I’ll give you my opinion and you get to decide.

What about the Gold Series?

At the end of this tour I gave you a sneak peek of their Gold Series home, their top-of-the-line series: over 4,000 square feet, five bedrooms, three and a half bathrooms and two stories, with a movie room and one of my favorite primary bathrooms ever. It got its own full tour, so see my complete Gold Series breakdown here.

My tips for touring new construction

  • Ask for the list of standard features. Models show the upgrades.
  • Look at the lot as closely as the house.
  • See the home at night. It gives you a totally different feel, and you can check for glaring lights. I have the key, so I can show you after dark.
  • Bring your own agent from your very first visit. The builder’s rep works for the builder.

My honest take

I love the ceilings and the build quality, and the Gold Series primary suite is one of the best I’ve toured. It’s the end of the year, and builders tend to get way more aggressive with pricing now so they can close by year-end. If you’re thinking about building next year instead, that’s fine too. We’ll make a plan and get you there.
