Why are so many houses for sale in Austin?

Buyers have more choices because inventory grew and sales slowed. The Austin metro had 13,676 active listings and 5.1 months of inventory in August 2026, according to Unlock MLS.

Are Austin home prices going down?

Prices have softened. The metro median was $412,000 in August 2026, down 6.4% from a year earlier, per Unlock MLS. A preliminary September count showed the median flat at $415,000.

What is the biggest reason a house doesn't sell?

Price. Condition and location matter too, but a home priced for what the market will pay today usually sells, even with flaws.

Should I lower my price or wait?

If you've had little interest in the first two to three weeks, the market is giving you feedback. A smart adjustment early usually beats a bigger cut later.
