North Central Austin Homes: October 2026 Market Update

Here’s the real deal on North Central Austin homes right now: they’re still selling when they’re priced right. In the last 30 days, 38 homes sold in 78751, 78756 and 78757 at a median of $902,500, and the typical sale took about 28 days. But inventory is up, and overpriced homes are sitting.

These numbers come from my own Unlock MLS search, pulled October 19, 2026, covering September 19 to October 19. That’s Hyde Park, North Loop, Crestview, Allandale, Brentwood and Rosedale.

Key takeaways

  • 240 active listings, 37 under contract or pending, 38 closed sales.
  • Median sale price: $902,500. Median days on market: about 28.
  • About 6.3 months of supply, so buyers have options.
  • Homes that sold in their first week (10 of them) got about 99.6% of their original price.
  • 36 listings came off the market without selling (24 withdrawn, 12 expired).

How fast are North Central Austin homes selling?

Faster than a lot of the city. A 28-day median is quick compared to South Austin, where it was 62 days in the same period. People still want these neighborhoods: big oak trees, older homes with character, and the ability to walk to coffee or dinner.

But the market is split. The best-priced homes went in the first week for basically full price. The rest are sitting with plenty of competition: 240 homes for sale versus 38 sales in a month.

Are you watching a specific street? I’m happy to pull it.

What do homes cost in Hyde Park, Crestview and Allandale?

The median sale was $902,500 across the three ZIP codes, and on average homes closed at about 95% of their original list price. You’ll see a wide range, though. A condo or small bungalow near the Drag is a very different price than a remodeled Allandale ranch on a big lot.

What’s changing on Burnet Road?

Burnet Road keeps getting better. The City of Austin broke ground in March 2026 on the next phase of Burnet Road improvements, between Koenig Lane and MoPac. Construction can be a pain while it’s happening, but corridor upgrades like this usually make an area more walkable and more pleasant once they’re done.

Burnet is already one of my favorite food streets in Austin. Tell me your go-to spot and I’ll try it (if it’s spicy, I’ll probably regret it).

What’s it like living in North Central Austin?

Hyde Park and North Loop (78751): historic homes, front porches, quirky shops and a short trip to the University of Texas.

Rosedale and Brentwood (78756): tree-lined streets, mid-century homes and quick access to Burnet Road and MoPac.

Crestview and Allandale (78757): bigger lots, ranch-style homes and lots of remodels. Crestview has a stop on the MetroRail Red Line.

The trade-off everywhere here: older homes. Budget for updates, and always get a full inspection, including the sewer line.

Ask for the age of the roof, HVAC, water heater and electrical panel up front. Those four things can swing your budget a lot, and they’re great negotiating points when a home has been sitting.

My honest take

Sellers, you can still do really well here, but only at the right price. The first-week sales got almost exactly what they asked. Buyers, there’s more to choose from than there’s been in a while, so you can be choosy and still land a home in a neighborhood where good ones don’t come up often.
