Austin Suburbs: What's New in Georgetown This Fall

Georgetown is the Austin suburb people fall for on the square and stay for the space. It sits about 30 miles north of downtown Austin along I-35, and this fall it’s getting a big new food and pickleball spot, a 1,728-home community north of Sun City and new jobs. Here’s what’s new in Georgetown and what living there is really like.

Key takeaways

  • The Junction, a 60,000-square-foot dining and entertainment spot at 210 Blue Springs Blvd., is planning a November 2026 grand opening.
  • Yearwood, a 728-acre community north of Sun City, is planned for 1,728 homes and a 140-acre park.
  • Williamson County’s median home price was $399,900 in August 2026.
  • Newer communities often come with a MUD, so always compare the full tax rate.

What’s opening in Georgetown?

The big one is The Junction. It’s about 60,000 square feet of food, drinks and fun at 210 Blue Springs Blvd., with three pickleball courts, private cabanas, full-service bars, a live music stage and a food hall. Vendors announced so far include Sweet Lemon Kitchen, Dough-Go Pizza, King’s Chicken Wings, Taconmaye, JABS Smashburger and Shawarma Point. The developer, Cooley Capital, is planning a grand opening sometime in November 2026 (Community Impact).

Pickleball and a food hall in one place? I’m in. Who’s coming with me?

Georgetown is also seeing new employers. Aalo Atomics announced plans for a $25 million advanced manufacturing facility, and gFiber broke ground on a fiber internet network with service planned for 2027 (Community Impact).

What new homes are coming to Georgetown?

Yearwood is the one to watch. It’s a 728-acre community planned north of Sun City, with commercial space at Ronald Reagan Boulevard and Rattlesnake Road. The plan calls for 1,728 homes, including duplexes, townhomes and single-family lots from 45 to 60 feet wide, plus a 140-acre Berry Creek Park, a public trail along Berry Creek, two amenity centers and a public safety site (Community Impact).

Heads up: Yearwood will have a municipal utility district (MUD) with a maximum rate of $0.65 per $100 of value. That’s common in new Georgetown communities, and it’s part of your monthly payment. I always pull the full tax rate before my buyers write an offer.

What do homes cost in Georgetown?

In August 2026, the median home price in Williamson County, which includes Georgetown, Round Rock, Cedar Park and Leander, was $399,900, down 5.9% from a year earlier, with 4.6 months of inventory (Unlock MLS). Buyers have room to negotiate right now, and builders in the area are offering incentives.

You’ll find everything from older homes near downtown with big trees, to master-planned communities like Wolf Ranch, to Sun City, a 55+ community on the north side.

What’s it like living in Georgetown?

It feels like a real town. The historic square has local restaurants, wine bars and shops, and it’s one of the prettiest downtowns in Central Texas. The San Gabriel River runs through town, and Blue Hole Park is a favorite swimming spot in summer. You’ve got Southwestern University, Lake Georgetown for hiking and paddling, and easy access to Round Rock shopping.

The trade-off is the drive. If you work downtown, I-35 at rush hour is real. If you work north or remotely, Georgetown makes a lot of sense. Most of the city is zoned to Georgetown ISD (verify with the district for any address).

My honest take on Georgetown

Here’s what I’d actually do. Spend a Saturday on the square, grab dinner and then drive your weekday commute on Monday morning. If both feel good, Georgetown gives you a lot of house and a lot of charm for the money. Compare a resale home near downtown with a newer community, and look at the total monthly cost, not just the price.
