Why Buyers Are Choosing Round Rock and Cedar Park Over Austin

Why Buyers Are Choosing Round Rock and Cedar Park Over Austin

In the Round Rock vs Austin decision, a lot of buyers are picking Round Rock and Cedar Park for one big reason: more house for the money. In August 2026, the median home price in Williamson County, where both cities sit, was $399,900. In the City of Austin it was $560,000. As an Austin real estate agent, I show homes on both sides of that line every week, so here’s what that gap actually gets you, and what it costs you.

Key takeaways

  • Williamson County’s median price was $399,900 in August 2026, about $160,000 less than the City of Austin’s $560,000.
  • Round Rock and Cedar Park mostly offer newer homes, bigger floor plans and master-planned communities.
  • The trade-off is the drive. Your commute and toll budget matter as much as the price.
  • Property taxes and MUDs vary by address, so compare total monthly cost, not just price.
  • Where to live in Austin Texas comes down to how you want to spend your days, not just your budget.

Round Rock vs Austin: what do you get for the money?

Here are the August 2026 numbers from Unlock MLS:

  • City of Austin: median price $560,000, down 4.3% from a year earlier, 4.6 months of inventory.
  • Williamson County (Round Rock, Cedar Park, Georgetown, Leander and more): median price $399,900, down 5.9%, 4.6 months of inventory and 4,374 homes for sale.
  • Whole Austin metro: median price $412,000.

In real life, that gap usually means a newer home with an extra bedroom, a bigger yard or a community pool for about what an older, smaller home costs inside the city. Prices dropping and inventory sitting around four to five months also means buyers have room to negotiate in Austin real estate right now, on both sides of the county line.

One more thing I tell every buyer: a lower price doesn’t automatically mean a lower payment. Keep reading for the tax part.

Why are buyers choosing Round Rock?

Round Rock is a real city with its own job base, not just a bedroom community. Dell’s headquarters is here, and a $250 million Amazon distribution center along CR 172 opened in May 2026 (Community Impact). If you work on the north side, your commute might actually get shorter.

What buyers love about living in Round Rock:

  • Things to do: Round Rock Express games at Dell Diamond, Kalahari’s indoor water park, Round Rock Premium Outlets and, of course, Round Rock Donuts. (I will never say no to one.)
  • Parks: Old Settlers Park reopened its renovated Joanne Land Playground in April 2026, a $1.8 million project paid for by a 2023 voter-approved bond (Community Impact), plus a new tennis and pickleball complex.
  • Downtown: historic Main Street has local restaurants and shops, and the Brushy Creek Regional Trail runs through the area.
  • Homes: everything from established 1990s neighborhoods with mature trees to brand-new construction on the east side near SH 130.

Why are buyers choosing Cedar Park?

Cedar Park sits northwest of Austin along US 183 and the 183A toll road. It’s a little closer to the Hill Country, and you feel it in the rolling streets and limestone. Buyers like it for the established neighborhoods, easy access to Lakeline and the northwest side of Austin, and a quick drive to Lake Travis.

  • Things to do: Texas Stars hockey and concerts at the H-E-B Center, the trails at Brushy Creek Lake Park and a growing restaurant scene.
  • What’s coming: the Bell District is Cedar Park’s walkable downtown project. A 194-unit mixed-use building there, Bell District Block B, is expected to start construction in November 2026 (Community Impact).
  • Homes: lots of 1990s and 2000s homes on bigger lots, plus newer communities on the north and west edges.

What’s the commute from Round Rock or Cedar Park to Austin?

This is the part people underestimate. From Round Rock, you’ll use I-35, MoPac, SH 45 or the SH 130 toll road. From Cedar Park, it’s usually 183A, US 183 or MoPac. Off-peak, downtown can feel close. At rush hour, it can take a lot longer, and I-35 is under construction through central Austin until 2033.

My advice: drive your actual commute at the actual time you’d leave, before you fall in love with a house. Toll roads save time but add up, so put them in your monthly budget. If you work from home most days, this whole section matters a lot less, and that’s exactly why so many remote workers end up north.

What about property taxes in Round Rock and Cedar Park?

Austin Texas real estate taxes depend on the exact address, not just the city. Your total rate combines the county, city, school district and sometimes a MUD (municipal utility district) or PID. Newer communities on the edges often have a MUD, which can make the tax rate noticeably higher than an older home a few miles away.

Most of Round Rock is in Round Rock ISD, and most of Cedar Park is in Leander ISD, but school district lines don’t follow city lines, so always check the specific address. And once you move in, file your homestead exemption. Texas raised the school district homestead exemption to $140,000 in 2025.

Before any of my buyers write an offer, I pull the total tax rate, HOA dues and any MUD for that exact home. For more of the red flags I check, read where not to live in Austin Texas.

When is living in Austin worth the higher price?

Sometimes the city wins. If you want to walk to coffee, bike to Zilker or be 10 minutes from downtown, Austin Texas neighborhoods like Hyde Park, Crestview, Bouldin and Travis Heights give you that, and no suburb can copy it. You’ll usually trade square footage and a newer build for location and character.

And if north isn’t your direction, south of Austin has its own value story. Take a look at my Sunfield lazy river home tour to see what new construction looks like on that side. Moving from out of state? Start with my guide on moving from California to Austin.

My honest take on Round Rock vs Austin

Here’s what I’d actually do. Write down the three things you won’t give up, like a short commute, a yard or being able to walk to dinner. Then look at one neighborhood in Austin, one in Round Rock and one in Cedar Park that hit those three. Compare the total monthly cost, and drive each one on a weekday morning.

For a lot of buyers, Round Rock or Cedar Park wins on space and value. For others, the drive kills it. Neither one is the wrong answer. It’s your decision, and I’ll give you all the pros and cons so you can make it with real numbers.
