Ok, quick reality check on the South Austin housing market this October: buyers are in the driver’s seat. In the last 30 days, 101 homes sold in 78745, 78747 and 78748, and almost as many (95) came off the market without selling. The ones that sold fast were priced right from day one.
These are my own numbers from Unlock MLS, pulled October 19, 2026, covering all residential sales (houses, townhomes and condos) from September 19 to October 19.
Key takeaways
- 666 active listings, 125 under contract or pending, 101 closed sales.
- Median sale price: $404,000. Median days on market: 62.
- About 6.6 months of supply. That’s buyer territory.
- Homes that sold in week one got about 97% of their original price. Homes that sat 120+ days got about 83%.
What’s happening in the South Austin housing market?
South Austin has a lot of choice right now. With 666 homes for sale and about 100 selling a month, buyers can take their time, compare and negotiate. Sellers are feeling it: on average, closed homes sold for about 91% of their original list price.
That average hides two very different stories, though. The well-priced homes moved quickly and close to asking. The overpriced ones sat, cut, and cut again. Have you noticed more “price improved” signs around 78745 lately? That’s why.

How much do South Austin homes sell for right now?
The median sale in my 30-day search was $404,000. Keep in mind that mixes condos near South First and Stassney with single-family homes in Shady Hollow and Onion Creek, so your street could look very different. If you want the number for your exact pocket, that’s the kind of thing I pull for clients all the time.

Do overpriced homes in South Austin still sell?
Some do. They just sell for a lot less. Of the closed sales:
- 13 sold within 7 days, at about 97% of their original list price.
- 21 sat 120 days or more, and closed at about 83% of their original price.
On a $404,000 home, that 14-point gap is roughly $57,000. And 95 listings (55 withdrawn, 40 expired) left the market without selling at all. So about 1 in 2 homes that came off the market last month didn’t sell. Ouch.
What’s it like living in South Austin?
I love South Austin. It’s where Austin still feels like Austin: food trucks, live music, big oak trees and neighbors who wave. In 78745, “the 45,” you’ve got older ranch homes, quick access to South Lamar and South Congress, and spots like St. Elmo’s brewery district. Head toward 78748 and you get Shady Hollow’s big lots and trees, plus Southpark Meadows for Target runs. Onion Creek in 78747 has golf course views and a quieter, more spread-out feel.
What’s your favorite South Austin taco spot? I’m always taking recommendations.
My honest take
If you’re buying in South Austin, this is a good fall to do it. Start with homes that have been sitting 45 days or more and make a real offer, with inspection protections. If you’re selling, price for the market you have, not the one from 2022. The first week matters more than any price drop later.
