My favorite part? Council approved a lease with Two Brews LLC, which runs West Pecan Coffee + Beer, for a cafe inside the new City Hall. It’s expected to open in January. Coffee in the morning, a beer after the council meeting. That is my kinda day. Ha!

Traffic note: a new signal is going in where FM 685 meets the extended Main Street. Some residents worry it’ll back up traffic, and the city and TxDOT are reviewing the spacing and signal timing.

Where is Pflugerville and how’s the commute?

Pflugerville sits northeast of Austin, between I-35 and SH 130, with SH 45 running across the north side. That puts you close to the big employers in North Austin and Round Rock, and SH 130 is a quick way around I-35 traffic if you don’t mind the toll.

My advice: drive your actual commute at the actual time you’d leave before you pick a neighborhood. And budget for tolls if you’ll use 130 or 45 every day.

What’s it like living in Pflugerville?

It’s got a real small-town feel for being this close to Austin. Lake Pflugerville is the local favorite for walking the trail, paddleboarding and summer swims. The original downtown has local spots and the city holds big community events through the year. You’ll find established neighborhoods with mature trees and newer master-planned communities on the edges of town. I will say this downtown will change a lot because people still have told me sometimes (depending on what part) they have felt like they have to drive so far for simple things.

Like any suburb, check the details for each address. Newer communities may have a MUD, which adds to your tax rate, and some areas back to busy roads. Most of the city is zoned to Pflugerville ISD (verify with the district for any address).

My honest take on Pflugerville

Here’s what I’d actually do. If you work in North Austin or Round Rock, put Pflugerville on your short list. Walk Lake Pflugerville on a Saturday, grab a coffee downtown, and look at one established neighborhood and one newer one. Compare total monthly cost, including taxes and HOA. Once Downtown East opens, I think the area gets even more fun. You know, I can always come with too! 😉
