Here’s the real deal on the Round Rock housing market this October: it’s still one of the more active Austin suburbs, but pricing is everything. In the last 30 days, 112 homes sold in 78664, 78665 and 78681 at a median of $385,000, and the typical sale took 39 days. Homes priced right sold in their first week for almost full price. Homes that sat 120+ days sold for about 85% of their original ask.
These are my own numbers from Unlock MLS, pulled October 19, 2026, covering all residential sales from September 19 to October 19.
Key takeaways
- 660 active listings, 144 under contract or pending, 112 closed sales.
- Median sale: $385,000. Median days on market: 39.
- About 5.9 months of supply. That’s close to balanced, leaning buyer.
- First-week sales got about 99% of original list. 120+ day sales got about 85%.
- On a $385,000 home, that gap is roughly $52,000.
How is the Round Rock housing market doing right now?
Round Rock is still moving. There were 144 homes under contract or pending, more than the 112 that closed, which tells me buyers are still out there. Williamson County as a whole had a median of $395,000 in September 2026, down 2.5% from a year earlier, with 5.0 months of inventory, according to Unlock MLS.
On average, closed homes in my Round Rock search sold for about 93% of their original list price. The ones that moved fast were close to 100%.
Are you seeing a lot of price drops in your Round Rock neighborhood?

How much do overpriced homes lose in Round Rock?
Of the closed sales, 18 sold within 7 days at about 99% of their original list price. Another 18 sat 120 days or more and closed at about 85%. That 14-point gap on a $385,000 home is roughly $52,000.
At least 84 more listings came off the market without selling (53 withdrawn and 31 or more expired). Sellers, that’s the cost of “let’s start high and see.”

What’s new in Round Rock?
Old Settlers Park keeps growing. The Rock’N River water park’s expansion was set to open for summer 2026 with a new river-style attraction, private cabanas and more parking, and it’s designed to link with a future recreation center. Pools like that make Texas summers a whole lot easier.
What’s it like living in Round Rock?
Round Rock gives you a lot of what people love about the Austin suburbs: established neighborhoods and newer master-planned communities, big parks, shopping along I-35 and SH-45, and a quick drive to north Austin’s tech offices and the Domain. Downtown Round Rock has restaurants and events, and yes, the famous donuts.
Heading farther north? See what’s new in Georgetown. I also wrote a whole post on why buyers are choosing Round Rock and Cedar Park over Austin if you’re comparing.
My honest take
Round Rock is a good place to be a buyer right now: lots of choice, prices under the Austin median, and sellers who are willing to talk. Look at homes that have been sitting 45+ days and ask for closing costs or a price cut. Sellers, price it right on day one. Those first-week buyers paid almost full price.

Yes. Round Rock has newer communities, especially on its east and northeast sides, and builders across Williamson County are offering year-end incentives. Compare any new build against a resale home that’s been sitting, because that seller may be just as ready to deal.

Price it right from day one, make it look its best, and expect buyers to ask for closing costs or repairs. The first week gets the most eyes, and those buyers paid almost full price last month.
