When is the best time to buy new construction in Austin?

The end of the year is often the best time. Many builders want finished homes closed before December 31, so they offer bigger incentives in the fall.

What incentives do Austin builders offer?

Common incentives include closing cost help, rate buydown programs through the builder's lender, design center credits, lot premium discounts and price reductions on quick move-in homes.

Should I use the builder's lender?

Builder incentives are often tied to their lender, so compare the total value of the incentive with an outside lender's offer before you decide.

Do I need an inspection on new construction?

Yes. A pre-drywall, final and 11-month warranty inspection help catch issues while the builder is still responsible for fixing them.

Can I use my own agent with a builder?

Yes. Register your agent on your first visit, since many builders require it. Ask your agent how compensation works with the builder you're considering.
