Moving to Austin From Houston: What Really Changes

Downtown Austin, Texas skyline against a blue sky

Moving to Austin from Houston is a bigger change than most people expect. You trade flat and humid for hills and a little drier, a city with zoning for one without it, and generally higher home prices in central Austin for a lot of suburb choices. You keep no state income tax, Texas friendliness and, yes, the heat.

If you’re thinking about making the move up 290 or 71, here’s what actually changes, and how I’d plan it.

Key takeaways

  • Austin has hills, springs and the Hill Country to the west. Houston is flat and closer to the coast.
  • Central Austin homes cost more. The city of Austin median was $570,958 in September 2026 (Unlock MLS).
  • Round Rock, Cedar Park, Georgetown and Leander feel the most like Katy, Cypress or The Woodlands.
  • If you’ll drive back to Houston a lot, living on Austin’s east or southeast side can shave time off the trip.

Is Austin really that different from Houston?

Yes and no. Both are big Texas cities with no state income tax, great food and summers that test your soul. But day to day, they feel different.

Terrain and outdoors. Austin sits right where the Hill Country starts. You’ve got Lady Bird Lake in the middle of town, spring-fed Barton Springs Pool, the Barton Creek Greenbelt and Lake Travis a short drive west. If you’re coming from Houston, the hills are usually the first thing you notice.

Humidity. Austin is still hot, but it’s farther inland, so most days feel a little less sticky than Houston. Notice I said a little.

Zoning. Houston is famous for not having traditional zoning. Austin does, so you won’t usually see a strip center pop up right next to a quiet residential street. That also means building new housing in central Austin is slower and pricier.

Size. Austin’s metro is smaller, so drives across town are usually shorter. The exception is I-35, which is a whole thing (more on that below).

What’s pulling you toward Austin? Job, family, or just a change of scenery?

How much more expensive is housing in Austin than Houston?

Central Austin is pricier. In the Unlock MLS September 2026 report, the city of Austin’s median price was $570,958, and the five-county metro median was $421,000. In my own MLS pull from the last 30 days, the median sale in North Central Austin (78751, 78756, 78757) was $902,500, while the median in Round Rock was $385,000.

The good news? The Austin market is leaning toward buyers right now, with about 5.4 months of inventory metro-wide. If you’re coming from Houston with cash from a sale, you’ll have negotiating power here. Here’s my Austin housing market update for October.

What Austin suburbs feel most like Houston suburbs?

If you love Katy or Cypress: look at Round Rock, Pflugerville and Hutto. Lots of master-planned neighborhoods, amenity centers, newer homes and easy errands.

If you love The Woodlands: look at Georgetown, Leander and Cedar Park. You get more trees and hills, big master-planned communities like Wolf Ranch in Georgetown and Crystal Falls in Leander, and tons of new construction. Here’s why buyers are choosing Round Rock and Cedar Park over Austin.

If you love the Heights or Montrose: look at Hyde Park, North Loop, Bouldin and Travis Heights. Older homes, walkable streets, character for days.

If you want acreage and quiet: Dripping Springs and Driftwood to the southwest, or Liberty Hill to the northwest.

What’s traffic like in Austin compared to Houston?

Honestly, it depends on where you live and work. Austin’s biggest headache is I-35, which is in the middle of a years-long rebuild through central Austin. MoPac, 183 and SH-130 help, but rush hour is still real.

My rule: drive your future commute at the actual time you’ll be driving it before you buy. A home that’s 20 minutes away on a Sunday can be 45 minutes on a Tuesday morning.

Where should I live if I’ll drive back to Houston often?

If you’re going back to see family or for work, the east and southeast sides of Austin can save you time. Manor and the areas along SH-71 toward Bastrop put you closer to the highways headed to Houston. Bastrop County also had a lower median price, $340,000 in September 2026, and about 7.6 months of inventory, so buyers have choices out there.

The trade-off is that you’re farther from west Austin and the Hill Country.

What do Houston folks miss after moving to Austin?

What people tell me they miss most: the food scene in certain neighborhoods, being closer to the beach, and bigger lots for the money in some suburbs. What they don’t miss: flat drives and hurricane prep. Austin still gets big storms and flash floods, though, so always check the flood map before you buy. I talk about that in where not to live in Austin, and here’s what to know before moving to Austin.

My honest take

If you’re moving from Houston, don’t try to find “Houston, but in Austin.” Figure out what you loved about your Houston life (big yard? walkability? a quick commute?) and find the Austin neighborhood that gives you that. Then visit twice: once on a weekend for the vibe, and once on a weekday morning for the commute.

And plan the selling-and-buying timing early. It’s the part that stresses people out most, and it’s 100% fixable with a plan.
